Rental Policies & Conditions

Reservation Confirmation

One night’s rental including tax is required for reservation confirmation. Remaining balance is due 14 days before arrival date; October reservations and major holidays require full payment within 30 days of arrival date. We accept Visa, Mastercard, check or money order

Check In Time

Check in 4:00 p.m. or later. During peak seasons, there may be a slight delay and your patience is appreciated.

Check Out Time & Departure Procedures

Check out time is 10:00 a.m. Your cooperation is needed to get ready for the next guests. In Summer set the thermostat at 78 degrees and in the winter at 55 degrees. Guests are asked to be sure dishes are washed, and trash is bagged and put in outside garbage can before check out. Place furniture in original position. Leave all dirty linens, bed & towels on floor in laundry room. You are asked to turn off all lights and make sure all doors and windows are locked as your depart.

Cancellation Policy

Cancellations made more than 30 days in advance of arrival date are subject to $50 cancellation fee. Cancellation less than 30 days before arrival date will forfeit deposit. No Refunds within 48 hours of arrival. Should you need to change your arrival date, you can reschedule with at least 30 days advance notice with a $25 reschedule fee. Rebooking period cannot exceed 6 months. October and Holiday bookings are subject to a 60-day cancellation period.

 

Refunds

Every effort will be made to ensure that all equipment is in good working order. In the event of mechanical failure, we will make every diligent effort to rectify the malfunction as promptly as possible. Neither the managers or owners will be obligated to give replacements or refunds in the event of failure or absence of any item, or for any public utility including  satellite or cablevision. No refunds will be given for early departure for any reason, including inclement weather.

Smoke Free

All cabins are smoke free. Guests are asked to smoke outside on porch or deck only.

Fireplaces

Extreme care should be given in starting a fire, being sure the damper is open, and closed when fire is completely out. Never spray water or other liquids into the fireplace. Guests must bring their own kindling or fire starter. Do not use fireworks. Please do not leave cabin while fireplace is burning. Do not toss hot wood into yard of cabin.

 Telephone Service

Local phone calls are free. Long distance calls are blocked. Guests will be notified of the phone number of their cabin for incoming calls.

Hot Tubs

Please use care in removing and replacing the cover to prevent damages. Do not use oils or bubbles in the tubs – if so there will be a $30 charge. Do no wear jewelry in the tub. Bromine or chlorine is used in all hot tubs, if you have a sensitivity to either chemical, please do not enter hot tub. Persons with health issues such as high blood pressure, diabetics  and other such illnesses are strongly cautioned about hot tub usage. Pregnant women and small children should limit use to 15 minutes and exercise caution when using hot tubs. We recommend that you shower after being in the hot tub. Use hot tub at your own risk.

Damages

Upon arrival, please report any damages or housekeeping issues immediately. Guests assume full responsibility for damages incurred after arrival, excessive cleaning charges or missing items from rental units due to negligence or other actions on their part. This includes damage to cabin, linens, towels, and or other furnishings.
